“Lego Enlargements…” Remodeling using ISBUs

… I was contacted by a  guy in the Florida Panhandle, (down Perry way…) who lives in one of those cottages that sit way up in the air on pilings.

And, he’s getting married…

So there goes his “bachelor pad.”

I don’t usually talk about projects in “Pre-Design,” but I wanted to actually show you how these things start, so that you can see how your own project will work, should you bring in a design team.

What he has is a 32′ x 24′ “studio” cottage with one “U-shaped”  staircase up from grade.

His fiance has two kids, and so they need bedrooms and bathrooms…

He wanted to know if you could combine ISBU’s with “traditional architectural practices” to convert that studio cottage into a regular “3 Bedroom Palace… um… domicile of marital bliss.”

What he “has”;

… is the space forward of that first bedroom wall. That means that he has a kitchen, a living room, and an entryway (which we’ll remodel to match a layout similar to the one that you see above). Everything behind that bedroom wall (using (3) – 40′ High Cube ISBU’s) will be added on, once pilings and cross-members are set. (The existing bathroom “closet” is not shown.)

What we’ll add:

… is (3) bedrooms, (2) bathrooms, a laundry room, and an upper deck incorporating another staircase.

And they’ll be in a similar configuration to what you’re looking at.

The entire house will get resided with hardieplanks, and we may close in a section underneath the house, to use as enclosed parking. It depends on how tight the budget gets.

We’re adding over 900 square feet, and we’re going to do it, just this side of $50,000.00. That’s the entire “cleared” profits from the sale of the fiance’s house.

We’re in “Pre-Design” now. Translation;

His girlfriend has to get her “gal pals opinions” on every step we take…

Gimme a break, Shelly! My hair is thinning as it is! 🙂

Budget: $49,850.00

Timeline: September 1st, 2010 Completion.


They’re getting back from the Bahama Honeymoon the end of the last week of August.
